Is there a minimum contract period?
For full service we usually agree a contract for at least one season, because only then does the cooperation make sense for both sides. For smaller properties or a trial period a shorter term is possible, with clear notice periods and a clear handover.
Can I keep my own Booking.com and Airbnb accounts?
Yes, both options are possible. We can manage your existing accounts (you give us access and we agree clear rules), or we can manage your property through our professional accounts. Your quote states which option you use and how billing works.
How do keys and check-in work?
We welcome your guests and hand over keys or access codes. We can also work with a keybox or a smart lock and change codes remotely. Before and after each stay we follow a checklist and take photos.
Will I get regular reports?
Yes. Every month we send a report with the key numbers: occupancy, average nightly rate, revenue, cleaning and linen costs, important notes and suggestions. If you have more properties, we can also agree extra reports, for example weekly ones.
Who looks after my property in winter?
From October to April we can visit and check your property once a month, for €50.00 per month. Before the new season we offer a first clean after winter (from €200.00) and general cleaning (€22.00 per hour per person).
How do you charge: a percentage or fixed prices?
It depends on the model. With Model A you pay per service: changeovers, linen, online check-in and maintenance at list prices. With Model B (full service) we work for a share of the revenue: after taxes, platform commissions and all services, the owner keeps about 45–50% of gross revenue. We work out the exact numbers once we know your property and your goals.
I already have a cleaner. Can we work together?
Yes, if the cleaning standard and the timing are clearly agreed. We then agree who is responsible for quality, who enters the property and when, and how complaints or extra work are reported.
Where do you offer property management?
In Zadar County and in Zagreb.
